Oliver & Company provides the most complete
pre-construction feasibility process available. We excel at construction
budgeting, financial feasibility analysis, detail consultation
with design firms, and time schedule studies.
We offer pre-construction services for project types ranging from stand-alone
single construction endeavors on through to the land acquisition and fully implemented
development project. Financing, leasing, and property management all fall under
the umbrella of our pre-construction services.
Our history spans a body of work that includes public
buildings, modest single-story buildings, mid-rise office buildings,
and mid-rise residential structures. We have completed full service
medical facilities, museums, high-tech manufacturing facilities, computer
facilities, and schools.
In sixty years, we have built more than one thousand buildings. What you don’t
see in each of those buildings is the complex aesthetic, financial, and scheduling
issues that were mitigated in order to bring the project to a successful completion.
We believe in the quality of execution. Most firms claim that of the three key
factors – Speed, Price, and Quality – only two of the three are possible,
and that one must be compromised when considering the building process. We know
that all three are key to our clients’ needs, and therefore speed, price,
and quality are fundamental commitments we deliver upon as part of our services.
Clients occasionally ask us to manage a process from land acquisition, design,
and financing, through construction and project close out–including leasing
and property management. Our team is experienced across all aspects of project
management and development–we’ve handled quite possibly every conceivable
situation in our sixty years of business.
Oliver and Company is a great fit for clients who may be
inexperienced with executing large building projects, or who may not have
the staff to adequately handle all the various components that are so critical
to a successful project. We help our clients make the decisions that balance

stands for Leadership in Energy and Environmental
Design.
Construction projects seeking LEED certification must demonstrate a commitment
to environmental responsibility and to providing people with healthy places to
live and work. LEED certified buildings gain environmental and financial
benefits, including:
Lower operating cost and increased asset value.
Reduced waste sent to landfills.
Conservation of energy and water.
Provision of healthier and safer spaces for occupants.
Reduction of harmful greenhouse gas emissions.
LEED certified buildings also qualify for tax rebates, zoning allowances and
other incentives in hundreds of cities, and demonstrate an owner's
commitment to environmental stewardship and social responsibility.

Oliver and Company has been concerned that, in the
long run, occupancy costs for Non-Profits are a substantial hazard
to their financial health. We believe that if Non-Profits can control
their own real estate costs, they can better control their financial
health. As such, we have developed a focused program that provides
financial and real estate management assistance to Non-Profits so they
may acquire proprietary real estate assets.
Our continuing interest in the health of Non-Profit organizations in our community
is in line with our culture, and derivative of our history as a company. We encourage
and support our employees’ efforts to participate as volunteers in Non-Profit
organizations.

Oliver & Company maintains a full-service Property Management
team for both in-house and out-of-house projects. We manage over forty real estate
properties for associates and clients. While we do not actively solicit growth
in this area of the Company’s expertise, we provide it as a service to
